Seller FAQ — Common Questions About Listing Your Home
Greg Flanagan answers the questions Lowcountry home sellers ask most often — before they ever pick up the phone.
What commission do you charge to list my home?
Greg's listing fee is a transparent, flat-percentage structure that you'll see in writing before you sign anything. There are no hidden fees, no administrative charges, and no surprises at closing. The exact rate depends on the price range and services selected — you can get a precise estimate using the free Seller Net Sheet Calculator or by submitting the 3-minute intake form.
How long will it take to sell my home?
In the greater Charleston area, the median days on market for 2025 was approximately 40 days from list to contract — but that number varies significantly by price tier, condition, and how well the home is priced. Homes priced under $500K typically go under contract in 20–30 days. Homes priced $750K–$1M average 45–60 days. The single biggest variable is pricing accuracy on day one.
Do I need to make repairs or stage my home before listing?
Not necessarily — but strategic preparation almost always improves your net proceeds. Greg's pre-listing consultation covers exactly which improvements are worth making (and which aren't) based on your price point, neighborhood comps, and buyer expectations. Professional photography is included in every listing.
What happens after I submit the intake form?
Greg personally reviews every submission within 24 hours. He'll reach out via your preferred contact method to schedule a no-obligation consultation — typically a 30-minute call or in-person meeting. By the time you sit down together, you'll already have a net sheet estimate, a preliminary pricing range, and a clear picture of the process.
What if my home doesn't sell?
Greg's approach is built around getting it right the first time — correct pricing, professional presentation, and active marketing from day one. If a home isn't attracting offers, Greg will have a direct conversation about the options: price adjustment, condition improvements, or a temporary withdrawal and re-list strategy.
Do you represent buyers as well as sellers?
Greg specializes in listings. His entire system is built around getting sellers the best possible outcome. He does not pursue buyer clients, which means there is no conflict of interest and no divided attention.
What is a Seller Net Sheet and why does it matter?
A Seller Net Sheet is an estimate of the money you'll walk away with after your home sells — after the listing fee, buyer agent contribution, deed stamps, attorney fees, any seller concessions, and your mortgage payoff. Greg shows you this before you ever pick up the phone. The free calculator at comellistme.com/net-sheet takes 60 seconds and requires no email or sign-up.
Are your fees negotiable?
Under South Carolina law and NAR guidelines, all real estate commissions are negotiable. Greg's fee structure is transparent and competitive, and it will be presented clearly in writing before you sign anything.
What areas do you serve?
Greg serves the greater Charleston area, including Mount Pleasant, Charleston, Summerville, Goose Creek, Hanahan, North Charleston, and communities throughout Berkeley, Dorchester, Colleton, and Charleston County.
How is SCSold LLC different from a large national brokerage?
SCSold LLC is a boutique, owner-operated brokerage. Greg is the Broker-in-Charge and the person you'll work with from the first conversation to the closing table — not a team member, not an assistant, not a showing agent. Greg has been selling in this market since 2006 and has closed nearly $100M in Lowcountry real estate (CTMLS, personal and team, 2006–2025).
